Move-out & turnover cleaning
A turnover has a deadline and a paper trail. We're set up for both.
How we do it
What actually matters on this job
$0.75 / sq ft · same-day slots · invoiced on terms
Same day, when we can
Vacancy costs more than cleaning does. We keep slots open for turnovers and we work around your handover date, not ours.
Invoiced itemised by room
California requires deductions to be documented and reasonable. A single line saying "carpet cleaning $430" invites a dispute. Room-by-room with square footage doesn't.
Photographed before and after
Sent with the invoice, timestamped. If a tenant challenges the deduction you have evidence rather than an assertion.
Terms for property managers
If you run more than a handful of doors we'll invoice monthly rather than per job. Simpler for your bookkeeping and ours.
Questions
Move-out, answered straight
Can a landlord charge a tenant for carpet cleaning in California?
Only for cleaning beyond normal wear and tear, and it has to be documented and reasonable. Routine cleaning between tenancies generally can't be deducted. That's why our invoices are itemised by room with square footage — so what you are charging for is legible.
How fast can you turn a unit around?
Often same day, and usually within 48 hours. Tell us the handover date when you call.
Do you work with property managers?
Yes, and we'll invoice on monthly terms rather than per job if you're running multiple doors.
How much does a turnover cost?
$0.75 a square foot of carpet, $150 minimum. A two-bedroom apartment typically runs $250 to $400.
